Frequently Asked Questions
What is a “modular bank building” and what can it do for me?
A modular bank building is a structural unit that provides unlimited solutions to typical construction issues and problems. Each unit is built within a factory controlled environment and is completely self-contained with floor trusses, walls, windows, heating/cooling, plumbing, electrical wiring and interior finishes. Units can vary with length and width. They can be joined end-to-end or side-by-side. They can even be stacked multiple stories high.
After the building is set, typically the only site work is the utility connections and landscaping. However, with the combined use of modular units and on-site construction, we can design you an exterior design and image that will you, your institution, community will be proud of. For example, we can give you a full brick exterior, a hip roof, a multiple lane drive up canopy, and a full basement. When the modular building is complete, it will appear to have been traditionally built. The question will be asked, How was that building constructed so fast.
Is a “modular” building the same as a “mobile” home?
The only connection between a “mobile home” and our “modular” bank or credit union building, is they are both built within a climate and quality controlled environment and delivered to the project site. A “mobile” home is only designed for residential purposes and built to the federal HUD standard. A “mobile” home is transported from state to state with a steel i-beam frame which is used as an under-carriage or transporting chassis. After arriving at an approved residential home site, the hitch is detached and the “mobile home” is setup with concrete blocks and skirting.
North American Modular Buildings, bank or credit union is designed and built according to the Uniform Building Code. The same stringent commercial building code used for traditional commercial construction. Depending on where the building is installed, your local and/or state agencies will perform the same commercial plan checks, inspections, and approvals. A “modular” bank or credit union is built the same way as traditional methods, only better. WITHIN A QUALITY AND CLIMATE CONTROLLED ENVIRONMENT. Typically built without an undercarriage or transporting chassis the buildings actually have to be built to stronger standards to handle the rigors of transportation. Modular Banks or Credit Unions are shipped on large specialized carriers, which allows the modular bank or credit union to be set on a concrete stem-wall or over a full basement. When the foundation is placed and preliminary site work completed, the building in many cases is ready for occupancy within weeks, if not days.
How much money can I save building a modular bank or credit union instead versus traditional method?
North American Modular Buildings has the ability to save up to 35 % of the construction budget. This significant savings is accomplished through our efficient methods of planning, cost and quality conscience construction management, and contemporaneous building methods. North American Modular Buildings “approved” factories use the assembly line method. Materials are purchased in bulk, stored in a climate controlled environment. This environmentally conscious method of handling materials reduces waste typically caused by weather exposure, theft, and mishandling. The climate controlled environment creates no labor down times due to foul weather or mismanagement of scheduling the critical path of construction project.
How much time can I save going with a modular bank instead of stick built?
The amount of time needed to plan a Bank or Credit Union project depends on a number of conditions. Of course, the more time allowed for the planning, design, and approval process of your modular bank or credit union, creates a tendency for a more successful project. However, North American Modular Buildings understands time is not always a luxury and the time you may save with our modular construction methods is dramatic, up to 50%. This time savings is accomplished through North American Building’s ability to build modules in a quality and climate controlled factory. While the modules are being constructed the project site is being excavated, foundation placed, and back fill graded. When the initial site work is completed, the modules are then delivered and set. This efficient system has the potential to allow occupancy in as little as several weeks upon delivery. Through this savings of time, you are also saving money as time typically equates to money and more deposits from your new customers.
What is the Depreciation Rate of a Modular Bank Building?
